I've done everything right. Why can't I sell my property?
Its probably going to be the price!
It’s a hard pill to swallow. If we are going to compare apples to apples and all houses that are close to square footage, same baths and bedrooms plus acreage and condition. Give or take a shed in the backyard or a pool. Then its most likely going to be the price that is holding your property up from selling. Everyone thinks that their stuff has more appeal than anybody else. Early in my career, I’ve made this same mistake selling my own properties. To get a rough idea what your property should list for, check recent sold properties in your area on Zillow or other real estate websites. Many other factors come into play. A good Agent will fine tune the search result to come up with a plan for marketing and maximize its exposure.
Often, a seller thinks by asking for a higher price, they can negotiate to where they think they should be. The problem with this approach is, you already priced yourself right out of the market. Buyers most often do their own research on a property long before an Agent gets a call. You have to ask yourself. If someone wanted to sell you something that you believe is over priced. Would you even take a look? The properties that sell, overwhelmingly are closest to market price! Whats market price? The buyer decides that, not you.
Every property is different, of coarse. Kitchen upgrades, roof replacement, recent bathroom remodels, etc. This can go a long way to attract a potential buyer. Don’t make the mistake of thinking you are going to get all that improvement money back by tacking it on to the asking price. The benefit for these improvements will go a long way when that buyer is comparing your property to your neighbors at market price. You’ll be more attractive to that buyer because of all the upgrades. Market price is where your buyer is. Don’t miss that opportunity!
